Location
Wixams is located just three miles south of Bedford, between the A6 and the B530. The development site is centred around the industrial and storage site, which is commonly referred to as the Elstow Storage Depot. A section of the A6, which runs along the settlement’s eastern boundary, will be realigned and upgraded to remove high volumes of traffic from the frontages of properties along the Old Bedford Road.

The Wixams development site was occupied by a munitions factory during World War II and was later used as a supply depot by the Ministry of Defence. The Central Electricity Generating Board acquired part of the site in the late 1960s and although it was considered as a suitable location for a power station, it was not required. Since then, the land has been let to a number of different businesses and is now commonly referred to as the Elstow Storage Depot.
In September 1998 Gallagher formed a joint venture with the landowner RWE npower to promote and deliver a new community, centred on the Storage Depot site. Gallagher has since acquired the land and options to purchase additional land, beyond the boundaries of the Storage Depot, to enable them to deliver a settlement of the size required to meet local needs.
